Sarasota Home Watch Services
Lakewood Lookout watches homes in Sarasota County — including Nautique at Waterside, a Lakewood Ranch community that sits across the county line. Our focus as we grow into Sarasota is coastal and barrier-island properties, where the risks are different from an inland home and the margin for a missed problem is smaller.
Built Around Coastal Properties
Salt air corrodes fittings, fixtures, and exterior hardware faster than homeowners expect. Drainage in a lot of these communities is poor enough that even a routine Florida summer storm can bring real flood risk — not just a named hurricane. Most of these are high-end, well-maintained homes, but the ones that get into trouble are almost always the ones where the owner is away for long stretches and nobody’s checking in between visits.
Our Storm Readiness Process
Before any storm of real significance, we inspect the property and confirm that whatever storm mitigation the homeowner wanted done — shutters, tie-downs, whatever it is — has actually been completed by the contractor. We don’t let contractors into a property unsupervised. Once a storm passes and roads are safe, every home we watch is inspected inside and out within 24 hours, with photos documenting the property’s condition. You get a report — verbal and written — with an action plan if one’s needed. If there’s damage, we don’t just call and tell you something’s broken; we coordinate the repair with your approval, so you’re not stuck managing contractors from out of state.
Experience That Shapes Every Visit
This process comes from direct, hands-on experience with roughly 20 coastal and barrier-island properties in the Bradenton Beach and Anna Maria Island area. That background — not just a checklist — is what informs how we approach every coastal Sarasota County home, including Longboat Key and Siesta Key.
